Het totaal ruimtelijk programma dat gerealiseerd zal worden in de nieuwbouw bedraagt ca 3.000 m2 BVO. De nieuwbouw zal worden gerealiseerd naast het Agora theater als meer laags gebouw, met hierin onder andere opgenomen een grote en kleine zaal (podium café), balkon, diverse repetitieruimten, een ontvangst- en horecaruimte met keukenvoorziening, diverse werk- en kantoorruimte, een laad- en losvoorziening in directe verbinding met de bestaande expeditie ruimte, een werkplaats en diverse ondersteunende ruimten voor opslag, techniek e.d. De nieuwbouw zal ruimtelijk in verbinding gebracht moeten met Agora theater om gezamenlijk tot een efficiënt gebruik en exploitatie te komen, vanuit het bijgesloten vlekkenplan is hier een mogelijke uitwerking in gegeven Het totaal ruimtelijk programma dat gerealiseerd zal worden in de nieuwbouw bedraagt ca 3.000 m2 BVO.
