Von der Technikzentrale des Bestandsgebäudes aus werden alle Gebäude des Seniorenwohnens mit Kaltwasser und mit Wärme durch die zwei Pellet-Kessel versorgt. Zur dezentralen Trinkwarmwasserbereitung werden Wohnungsstationen eingesetzt. Die Raumbeheizung erfolgt mittels Fußbodenheizung und zum Teil durch Heizkörper. In den Bädern der Wohnungen dienen Einzelraumlüftungsgeräte zur Entlüftung. Für den Tagespflegebereich ist ein Deckenlüftungsgerät vorgesehen.
