La superficie du périmètre est d'environ 200 hectares. Les interventions viseront le périmètre s'étendant, sur la rive gauche, du cours Alsace Lorraine au nord jusqu'à la gare Saint-Jean, en restant largement à l'intérieur de la ceinture des boulevards, ainsi que les immeubles en stock à recycler et/ou sous DUP ORI situés en marge du périmètre susvisé.
