The works are to undertake the renewal of the roof covering to extension lobby area front and rear elevation. Some of the roof tiles to the main building are overlapping the extension roof covering, if some of the tiles to the main building need to be removed these will need to be set aside and put back on the main building. The main building is listed (grade II) and falls within the conservation area. Following the completion of works, making good any affected areas to be undertaken by the contractor, this will include the making good of any wall ties for the independent tied scaffold once struck. The gutter and downpipe need to be cleaned and cleared on completion of the works. Any potential damage to the soffit would need to be rectified at the contractor's cost. This project also involves the removal of asbestos under cloak material to both the front and rear elevation (the removal will be undertaken by European asbestos). This property falls within a Conservation area, Green belt and Listed (grade II original structure). The contractor should aim to carry out works with minimal disturbance to the roof tiles of the adjacent main building. This roof covering to both buildings should be protected throughout works - at the end of each day the lobby roof should be left protected to prevent any water infiltration. When erecting scaffold access to the building access should not be restricted, this building is in constant use. Also, the building is regularly used by youths so the scaffold should be child proof (alarm, foam to standards, signs etc). The duration for the replacement for the roof covering is anticipated to be in the region of 12 weeks.
